The median monthly rent per square metre for new residential tenancies in Madeira increased by 17.4% between the second quarter of 2025 and the same period this year, reaching €12.78. This marked the largest annual rise among Portugal's nine regions, exceeding the national increase of 10.2%.
Figures from the Regional Directorate of Statistics of Madeira (DREM) show 456 new rental contracts were signed between April and June 2026, an 8.8% rise compared to the previous year. Madeira had the second-highest regional median rent in the country at €12.78 per square metre, following Greater Lisbon (€15.24).
In Funchal, which accounted for 294 of the region's 456 new contracts, the median rent reached €14.49 per square metre, up 17.0% from the previous year.
