The Liberal Initiative (IL) assesses that the regional housing policy is not responding to the crisis in Madeira, with continuous price increases proving the government's strategy unsuccessful. According to recent data, the average housing price on the island rose by 10.3% in July compared to the previous year, and in Funchal, it surpassed 4,000 euros per square meter.
The party criticizes the insistence on measures like suspending new Local Accommodation (AL) licenses and the almost exclusive focus on public construction, deeming them insufficient to tackle the causes of supply shortages and price hikes. The IL argues that the excessive focus on AL as a scapegoat ignores the need for structural measures.
IL's proposals include recovering vacant properties, simplifying urban planning permits, revising Municipal Master Plans to free up land for construction, and stimulating the rental market. The party contends that increasing supply by removing administrative barriers and encouraging private investment is crucial for making housing more accessible.
