The number of homes sold in Madeira decreased by 24.2% in the first quarter of 2026, marking the largest drop among the country's sub-regions, though median prices remain high.

The Autonomous Region of Madeira saw a 24.2% decrease in the number of homes sold during the first quarter of 2026. This represents the most significant percentage reduction among Portugal's 26 sub-regions, occurring during a period when the national real estate market also slowed, albeit less sharply (-10.5%).

Data released by the National Statistics Institute (INE) shows that despite the substantial drop in transactions, Madeira remains one of the most expensive regions for housing. The median price per square meter in the region was 2,863 euros, placing it fourth nationally, behind Greater Lisbon, the Algarve, and the Setúbal Peninsula.

Funchal stood out with a median price of 3,601 euros per square meter, 54% above the national average. The Madeiran capital also recorded a year-on-year appreciation of 23%. Despite the sales decline, pressure on housing prices in Madeira continues to intensify, keeping the region among the country's most valued real estate markets.
