The Santa Cruz Municipal Chamber has begun the procedure to delimit Urban Rehabilitation Areas (ARU) within the municipality, aiming for sustainable urban development, support for built heritage recovery, and crucially, an increase in housing availability.
According to the municipality, defining these new ARUs will grant access to incentives and tax benefits for properties within these zones, including IRS deductions, reduced capital gains and rental income taxation, exemptions from IMI and IMT, and a reduced VAT rate for rehabilitation works.
This initiative addresses a challenging housing situation, with data showing approximately 41% of the municipality's 12,472 buildings require some form of repair, including over 5,100 needing intervention and 617 requiring substantial work. Additionally, 2,299 vacant dwellings have been identified.
